Condensate Management & Drainage — Jazan's Biggest Maintenance Challenge
The condensate drainage system is the most frequently neglected component of AC maintenance in Jazan — and the first to cause visible damage when ignored. Here is what we cover.
Condensate Drain Line Cleaning & Chemical Blowout
We clean the drain line with air or water pressure (drain line blowout) to remove algae and deposits. In Jazan, we perform this at every maintenance visit without exception — coastal algae can block the line within 4–6 weeks in summer. In Abha and Khamis Mushait, we repeat it at minimum twice a year.
Condensate Pump Installation & Repair
In units where condensate cannot drain by gravity (indoor units positioned below the drain outlet level), a small condensate pump forces water out. We repair or replace these pumps when they fail — pump failure means immediate water leakage inside the room.
P-Trap Installation
A water trap (P-Trap) prevents negative-pressure air from the drain opening re-entering the unit — which in some units causes gurgling sounds or airflow fluctuation. Correct P-trap installation improves drainage performance and protects the unit.
Drain Pan Replacement
Plastic condensate trays crack over time, especially in Abha units subject to large seasonal thermal cycling. A cracked tray leaks water directly into the wall without anyone noticing for an extended period. We inspect the tray at every deep clean and replace it when cracking is found.
Float Switch Installation
A float switch automatically stops the AC if the condensate tray fills — protection against overflow before damage occurs. Algae Tablet Treatment Programme
Rather than waiting for the drain to block, we add slow-release anti-algae tablets or solution to the condensate tray that work continuously between maintenance visits. In Jazan, this programme reduces the need for emergency drain cleaning by approximately 70%.
Abha (45–65% humidity): 15–25 litres/day per average unit at peak summer. Khamis Mushait (35–60%): 20–30 litres/day in hot summer. Jazan (70–90%): 40–60 litres/day — roughly double Abha's rate. This is why condensate management is a specific focus in every Jazan contract.
Outdoor Unit Cleaning and Maintenance — The Most Neglected Part
Most AC owners clean the indoor unit and ignore the outdoor one. The outdoor unit suffers most — exposed to direct sun, dust, humidity and coastal salinity.
Condenser Coil Wash
The condenser coil in the outdoor unit releases refrigerant heat to outside air. A 2–3mm dust layer on the fins raises condensing pressure and stresses the compressor. We clean the coil with moderate water pressure from inside outward (reverse wash) to expel accumulated dust from between the fins. In Abha, this is essential after every spring dust season.
Condenser Coil Acid Wash
In cases of severe accumulation — particularly in Jazan where coastal algae and salt form a hard crust that water alone cannot remove — we use a diluted approved acid solution to dissolve mineral deposits and algae residue. This wash restores the coil to near-new efficiency.
Anti-Corrosion Coating for Outdoor Units
In Jazan, we apply a transparent corrosion-resistant coating to the condenser coil once per year. This coating creates a barrier between the aluminium coil and salt-laden sea air, extending coil life by 3–5 years. Standard on commercial projects and recommended for any unit within 2km of the Jazan coastline.
Outdoor Unit Sound Blanket Installation
The compressor generates noise that can disturb neighbours in units mounted on rooftops or close to property boundaries. A sound blanket reduces compressor noise without affecting ventilation. Particularly useful for commercial projects in mixed-use residential areas of Khamis Mushait and Abha.
Condenser Cabinet Cleaning and Inspection
The outdoor unit's metal cabinet collects dust, insects and organic matter. A fouled cabinet restricts airflow and promotes biological growth. We clean it with a wash and inspect the service valves and outdoor electrical connections in the same visit.
