Jazan — Coastal Climate Challenges for AC Equipment
Jazan sits on the Red Sea coast at the south-west of Saudi Arabia. Relative humidity above 80% in summer, combined with salt-laden sea air, creates a particularly challenging environment for AC equipment that differs fundamentally from Asir's mountain cities.
High humidity in Jazan causes: condensate accumulation 3–4 times higher than Abha; algae and mould growth in condensate drains within weeks not months; corrosion of outdoor unit pipe connections from salt air; faster fan blade degradation; and persistent odour from units not cleaned with sufficient frequency.
Jazan-Specific Maintenance Programme
For Jazan clients: coil cleaning every 3 months (vs 6 months in Abha); anti-algae treatment of condensate drain at every visit; anti-corrosion coating on the outdoor unit once per year; and anti-mould agent in the condensate tray.
A residential complex had persistent AC odour despite regular cleaning. Inspection found thick coastal algae blocking every condensate drain — never treated with appropriate products. We cleaned all drains, applied anti-algae treatment, and added this step to the routine maintenance contract. Odour was completely eliminated.
