Water leaking from the indoor unit threatens ceilings, walls, paintwork and furniture if left unattended. In Jazan especially, the high humidity rate makes this problem more frequent and more severe than in drier regions.
Relative humidity above 80% in Jazan summer means the AC condenses far more water than in relatively dry Abha. A condensate drain that stays clear for 3 months in Abha may block within 4–6 weeks in Jazan due to algae and organic matter accelerated by coastal moisture.
Main Causes of Water Leaking
1. Blocked Condensate Drain
The first cause in 70% of leaking cases. The condensate drain pipe (which channels condensed water outside) blocks with algae, dust, and mould. Fix: clean and unblock — typically 30 minutes.
2. Drip Tray Overflow
The internal tray that collects water before draining overflows if the drain is blocked or the tray is cracked. In Jazan's very humid conditions, small or incorrectly sloped trays overflow more quickly.
3. Frozen Coil Thawing
If the coil has frozen due to low gas or blocked airflow, the thaw produces more water than the tray can hold. You may find the floor under the indoor unit suddenly wet.
A resident called after a water stain appeared on the ceiling directly below the AC. Inspection found the condensate drain completely blocked by coastal algae. We cleared the drain, applied anti-algae treatment, and adjusted the tray slope. This inspection point was added to his routine maintenance schedule going forward.
